5 Things to Look For in a New Home
When looking for a new home in Georgia, there are several factors to consider to ensure you make a wise investment. Since we have both moved A LOT and we work with buyers on a regular basis, we put together 5 things to consider when determining the best spot to call home.
Location: Consider the neighborhood, proximity to schools, medical facilities, shopping centers, parks, and your workplace. Think about your lifestyle preferences and choose a location that aligns with them. Also, take note of the crime rates in the area and the overall safety of the neighborhood.
Other things to consider… Do you want small town or big city feel? Do you prefer a neighborhood with amenities like swim, tennis, sidewalks and an HOA or do you prefer lots of land and no neighbors? Make a list of what your ideal location looks like.
Lighting: Natural lighting not only brightens the look and feel of your home, but letting in more Vitamin D will actually improve your mood and make you feel happier! It also will save money on the power bill having less lights on. Some homes are surrounded by trees and will feel dark inside. Natural lighting is so important!
Good Bones: We are both visionaries and dreamers and we’ve turned places into a whole new look with a little paint, furniture and tasteful home decor. It’s amazing how white paint can brighten up a space! When you look at a potential new home, imagine it without any furniture or clutter, the walls lightened up, maybe a shiplap accent wall. It’s easy to transform spaces which will also add equity to your home. When looking for good bones, you also need to consider the quality of construction and workmanship. Look for signs of structural integrity, such as well-built foundations, solid roofing, and durable siding. Inspect the home for any visible signs of damage, like cracks, leaks, or dampness, that could indicate underlying issues.
Resale Value and Potential: Even if you plan to stay in the home for a long time, it's essential to consider its resale value. Look for factors that can influence property value positively, such as proximity to good schools, well-maintained neighboring properties, access to public transportation, and a thriving local economy. Consider the growth for the area. In our hometown of Forsyth County, there is more growth by the day, with new restaurants, schools and shopping centers and neighborhood. Research the area and see the trends for growth and development.
Home Size and Layout: Evaluate the size and layout of the home to ensure it meets your needs. Consider the number of bedrooms and bathrooms required for your family, as well as the overall floor plan. Think about future needs, such as room for expansion or a home office if you work remotely.
